WELCOME TO THE GREAT
SMOKY MOUNTAINS. Thank You for staying with
Accommodations by Parkside, LLC featuring Mill Creek
Luxury Cabin Rentals. We hope you have a wonderful
stay. Please read over the lodging policy because you
will be asked to agree to it.
Please Note: You
must be 21 years of age or older to rent a cabin or
chalet.
RESERVATIONS
PROCEDURE: When a reservation is placed, 50% of the
reservation amount, including tax and any applicable
fees, is expected as a deposit. When that deposit is
received, the Reservation is considered
"Confirmed", and an email, fax or regular
USPS mail will be sent as acknowledgement of that
deposit and confirmation. You will be required to
print the Guest Agreement and Credit Card Receipt,
sign each and fax them to 865-908-2628, or mail back
to our offices. The balance of the reservation, fees
and tax, will be charged to the credit card of file 10
days prior to your arrival. If you wish to charge that
balance to a different card, you must contact our
offices BEFORE 10 days prior to your arrival, and
provide the new card information. Otherwise, the
balance will go to the card on file. At that time, you
will be sent, via email or USPS, directions to your
unit for Express Checkin. We DO NOT provide addresses
for GPS purposes, as GPS maps, as well as Google Earth
and Mapquest do not provide adequate, or accurate
directions to most cabins in the Smokies. Please
follow the directions we send you and you'll arrive at
your cabin easily.
CHECK IN TIME begins
at 4:00 PM. Early check-ins are NOT AVAILABLE - NO
EXCEPTIONS, PLEASE. During peak times there may be a
slight delay and your patience is appreciated. On the
day of your arrival, you may call our office at
1-888-908-6066 anytime AFTER 3:00 p.m. to get the key
code for your cabin. Key codes WILL NOT BE GIVEN OUT
before 3:00 PM. Check-out Time is at 11:00 AM, an
additional charge will apply for late checkouts.
However, additional nights may be available, please
contact our staff for availability.
PAYMENT -All
reservations require a deposit of ½ the total at time
of booking. After your reservation is made we will
email or mail you a credit card receipt and rental
agreement for you to sign and return to our office.
Pursuant to the
provisions of the Tennessee Code Annotated, Title 47,
Chapter 18 and Title 62, Chapter 13, Section
62-13-104(b)(3), Subdivision (D)(i), Accommodations by
Parkside, LLC discloses the following as policy:
"All advance
rent deposits, damage deposits and balance of rent due
are deposited into a bank escrow clearing account.
These deposits are considered income to Accommodations
by Parkside, LLC upon receipt and may be used
immediately. Any refund considerations are expensed
from the general books of Accommodations by Parkside,
LLC on a case by case basis."
Rates: are subject
to change without notice. ACCOMMODATIONS BY PARKSIDE,
LLC will not be responsible for errors on
confirmations, e-mail, etc. In addition to room rate
there may be a processing fee and if applicable, a pet
fee.
Minimum Stays: There
is a 2-night minimum stay except on holidays. In July,
October and during special events there is a 3-night
minimum. (Some holidays 4 to 5 night minimum)
Occupancy: Occupancy
is limited to the number of people booked into that
unit only. House is only booked to accommodate the
number that the house will hold per sleeping
arrangement. This number is to include all children
and adults.... Occupancy limits will be strictly
enforced !!! No house parties are allowed !!! Guests
violating these rules will be asked to leave the
premises forfeiting all remaining rent.
Cancellation Policy:
If for any reason you should need to cancel, please
call our office 30 days prior to your arrival at which
time you may receive your deposit back less a $100
cancellation fee. On our larger cabins, 3, 4, 5 and 7
bedrooms, reservations are considered confirmed when
the deposit is paid and there are no deposit refunds.
In some cases, deposits can be applied to an
"inventory" situation, allowing you to come
at another time and use that deposit. In the event of
failure of appliances, whirlpool, hot tub, central
heat and air, any public utilities including satellite
or cable TV, we will make every effort to correct the
malfunction as soon as possible. Neither the rental
company nor the property owners will be obligated to
refunds in the event of failure. You are responsible
for the entire booking once your reservation has been
made and confirmed. There will be a $20.00 plus tax,
fee for any changes made to your reservation. (Change
in cabins, dates, etc.)
Refunds - All our
units are privately owned and because of such they may
be removed from the rental program due to being sold
by owner. If this does occur after placing a
reservation you agree that ACCOMMODATIONS BY PARKSIDE
reserves the right to only give a total refund for the
reservation. DESCRIPTIONS AND AMENITIES ARE SUBJECT TO
CHANGE WITHOUT NOTICE. Your cabin will be inspected
prior to your arrival to make sure mechanical and
non-mechanical items are working. If something is not
working please call us at 1-888-908-6066. NEITHER THE
RENTAL COMPANY NOR THE PROPERTY OWNER ARE OBLIGATED TO
GIVE REPLACEMENTS OR REFUNDS IN THE EVENT OF FAILURE
OR ABSENCE OF ANY ITEMS, OR FOR ANY PUBLIC UTILITIES.
NO REFUNDS WILL BE GIVEN DUE TO EARLY DEPARTURE. THIS
INCLUDES WEATHER RELATED DEPARTURES.
Pets: As we may have
guests with allergies, we have established a NO PETS
policy. If a pet is found in a cabin not designated as
Pet-Friendly, this is a violation of our policy; you
will be asked to leave forfeiting all remaining rent
and any security deposit. There will also be a $125.00
cleaning fee charged to you, to cover the carpet and
furniture cleaning. This policy does not apply to our
pet friendly homes. DOGS ONLY. Those in pet friendly
homes need to abide by pet rules and regulations.
There is a $50.00 plus tax, non-refundable pet charge,
per pet. Dogs are not to be left unattended. They must
be crated if left alone in the cabin. Owners must take
full responsibility for any damages caused by their
pet. We assume no responsibility for your pets.
DO NOT MOVE OR
REMOVE any furnishings, accessories or linens from
your cabin for any reason, or you will be charged.
Some of our cabins
are equipped with sophisticated electronics such as
home theater rooms with surround sound systems. If
Home Theater, TV, DVD, VCR or satellite are found
disconnected, there will be a fee to you of $100.00 to
reconnect. GAME SYSTEMS ARE NOT TO BE CONNECTED
TO HOME THEATER UNITS. NO EXCEPTIONS.....
Bugs and
Animals-Some of our cabins are in the mountains, we do
have monthly pest control, however, you are in the
mountains and you may experience critters. Sorry for
the inconvenience. Please don't feed the animals.
NON-SMOKING - All of
our homes have a no smoking policy. Rules are strictly
enforced.
Guests
Responsibilities: Guests will assume full
responsibility for damages, excessive cleaning charges
or missing items from the chalets due to negligence.
Refunds for Early
Departure: No refunds for any reason, this will
include weather conditions as we have reserved these
days for your enjoyment.
Hot Tubs: Hot tub
covers will be inspected after each rental. Damages to
any cover will result in a $350.00 charge. Please use
care in removing and replacing the cover to prevent
damages. In using the hot tub please DO NOT use any
oils or bubbles in the tubs - if so, there will be a
$30.00 charge. DO NOT wear jewelry in the tub. Wearing
makeup may cause a reaction due to the chemicals used
in the tubs. Hot tubs are treated with Bromine or
chlorine. If you have sensitivity to either chemical,
please do not use hot tubs. We recommend that you
shower BEFORE AND AFTER being in the hot tub. If you
have any medical conditions please contact your
physician before using hot tub. Use hot tub at your
own risk. Please check water temperatures in the
whirlpool, bath and hot tubs before entering.
Pool Tables: Some of
our cabins have pool tables. There will be a $15.00
charge to replace broken pool sticks. If the felt on
the pool table is damaged, there will be a $350.00
charge to replace the felt. Please be very careful
when playing pool, so that other guests may enjoy the
use of the table too.
Telephone Service:
Local phone calls are free. However, long distance
calls are blocked. Prepaid calling cards or any other
card using a 1-800 number to access is accepted.
Satellite TV
Systems: You will be charged for any Pay per View
Movie that is watched or attempted to receive. These
transactions do show on owners billing statements.
There are blocks on the systems to try and prevent
this.
Check out
Procedures: in summer set thermostat at 75 degrees, in
the winter set at 60 degrees. Fans stay on auto.
Dishes used will be washed, dried and put away in
cabinets. Trash will be bagged and put in outside
garbage cans. Leave linens on bed, wet towels on
bathroom floor. The settings on the refrigerators are
correct. Please do not adjust them. If proper
procedures are not taken, there is a minimum $25.00
charge.
Guests staying at
Shagbark Community- No ATV's, RV's, Campers or
Trailers. No vehicles towing car trailers or campers
are permitted. Please inform reservations if you are
towing a trailer or camper. We also have some areas
that these types of vehicles will not be possible to
get to. Some areas have limited parking. Shagbark does
not allow any massage therapy companies in their
community.
Liability: This
rental program is under the management of
ACCOMMODATIONS BY PARKSIDE, LLC, who acts only as an
agent for the owners. Under no circumstances will
ACCOMMODATIONS BY PARKSIDE, LLC be responsible for any
loss, expense, damage, claims, injury, direct or
indirect consequential or otherwise. ACCOMMODATIONS BY
PARKSIDE, LLC reserves the right to refuse or
discontinue service to any person and /or rescind any
contract for accommodations or guest services. All
properties are privately owned; Management Company,
ACCOMMODATIONS BY PARKSIDE, LLC, and the homeowner
will not be responsible for accidents or injury to
guests or loss of money, jewelry or valuables of any
kind. If legal action is needed guests will be
responsible for all legal fees.
WEATHER RELATED -
The weather in Tennessee sometimes cannot be
predictable. In case of impassable roads, we will try
and accommodate you with another cabin of similar
type. If it is calling for inclement weather while you
are staying with us, please make sure you get all
supplies needed in case of power outage (flashlights,
matches, extra non-perishable food, bottled water,
etc.). ACCOMMODATIONS BY PARKSIDE, LLC and the
individual homeowners will not be responsible for
maintaining the conditions of roads, decks and
driveways in the event of snow, ice, rain, etc. All of
our units are located on county and city roads and are
not maintained by the rental agency or homeowner.
ACCOMMODATIONS BY PARKSIDE, LLC will not perform
"rescue missions". The guest agrees to take
full responsibility for their safety as well as the
passengers in the vehicle. The guest also understands
that the risk of traveling in inclement weather may
result in loss of property, damage, loss of life, etc.
After hours calls:
There may be a fee for some after hours emergency
calls. (Example: $25.00 locking yourself out, etc.)
